Mission
The Real Estate Manager will partner with and provide comprehensive support to the Real Estate Director, SEAO in the end-to-end management of our portfolio across the sub-region. This role involves assisting across the entire real estate lifecycle, from strategic planning and acquisition/leasing to development and portfolio optimisation. A key aspect of the role will be fostering strong relationships with internal stakeholders, including our Maison partners, and coordinating with external partners to ensure seamless execution of real estate initiatives.
Responsibilities:
Lead and support ongoing lease deals, managing negotiation milestones effectively.
Cultivate strong relationships with landlords to facilitate negotiations and gather competitor insights.
Prepare and conduct market visit data for both internal and External VIP visits.
Draft lease contracts for Office and Internal Boutique openings, relocations, expansions, and renewals, including legal review coordination.
Collaborate with Jewellery, Watch and F&A Maisons to manage sales analysis and foster teamwork.
Conduct market analysis and provide insights to support strategic decision-making for the launch of new Maisons.
Maintain the IB and EB, including POS, margin/network database and conduct sales analysis.
Assist in the preparation of business cases, investment proposals, and other strategic documents.
Conduct market and network research for Richemont’s External Maisons.
Prepare presentations, reports, and communications for internal stakeholders, including senior management and Maison leadership on portfolio status, project progress, and strategic initiatives.
Support the Real Estate Director in managing relationships with external real estate partners, ensuring high-quality service delivery and adherence to agreements.
Responsible for BOS lease-related negotiations with landlords.
Oversee tenancy administration, ensuring proper filing and documentation.
Maintain and regularly update the internal and external lease master database.
Prepare and maintain the Real Estate guidelines.
Coordinate with the finance team for the preparation of all reports and payment-related tasks.
Assist in general market research and analysis.
Prepare regular internal Real Estate reports, analysis, and newsletters for Headquarters and Brand Managers.
Facilitate effective communication and collaboration among all stakeholders involved in real estate projects.
Provide a full spectrum of administrative support to the team.
Qualifications & Skills:
Progressive experience in real estate administration, property management, or a similar role, preferably within a corporate real estate department or a luxury retail environment.
Demonstrated understanding of the full real estate lifecycle and associated processes.
Proven ability to manage multiple tasks, prioritise effectively, and meet deadlines in a fast-paced environment.
Exceptional interpersonal and communication skills (written and verbal), with the ability to build rapport and influence stakeholders at all levels, both internal and external.
Strong analytical skills with the ability to interpret data and contribute to strategic recommendations.
Proficiency with real estate management software and advanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
Proactive, detail-oriented, and a strong team player with a high level of discretion and professionalism.
Strong direct communication skills with Richemont HQ and Maisons as needed.
